How Multifamily Syndications Work
Multifamily syndication is a simple concept with powerful results: it’s when a group of investors pool their capital to purchase large apartment communities that would be difficult to acquire individually.

Two Key Roles
Every syndication has two main groups of partners:
General Partners (GPs) – Also called sponsors or operators, they do the heavy lifting. The GPs find and evaluate the property, arrange financing, oversee renovations, and manage the investment throughout the hold period.
Limited Partners (LPs) – The passive investors. LPs contribute capital and, in return, receive regular income distributions and a share of the profits when the property is sold or refinanced. They enjoy the benefits of real estate ownership without the day-to-day work.
